With over 23 years of experience in the Metro Atlanta real estate market, Kay Fulp brings unmatched knowledge, integrity, and dedication to every client she serves. Specializing in South Metro Atlanta—including Fayette, Coweta, and Henry Counties—Kay has built her career on guiding buyers and sellers through every step of the process with confidence, clarity, and care.

Kay holds multiple distinguished designations, including Graduate, REALTOR® Institute (GRI), Senior Real Estate Specialist (SRES), Sellers Representative Specialist (SRS), and Accredited Staging Professional (ASP). Her expertise spans residential resale, new construction, first-time home buyers, move-up buyers, downsizing clients, and the luxury market. Whether assisting clients with their first home or their forever home, Kay’s thoughtful guidance, strong negotiation skills, and deep market insight create a seamless and rewarding experience.

Service has always been at the heart of Kay’s career. In 2009, she began volunteering with the American Cancer Society’s annual Cattle Baron’s Ball, working alongside a dedicated team to raise critical funds for cancer research and patient services. In 2012, Kay served as Chair of the event, leading fundraising efforts and community engagement. In recognition of her leadership and impact, she was nominated by her Board of REALTORS® for the Good Neighbor Award.

In 2017, Kay was invited to assist a recipient of the Gary Sinise Foundation in finding land to build a specially adapted smart home in Fayette County. She embraced the opportunity and mobilized the local community, helping raise an additional $475,000 in donated land, materials, and labor to complete the home for the Foundation’s 50th smart home recipient. Kay was involved in every aspect of the project—from selecting the lot and collaborating on the floor plan to overseeing finishes and staging the entire home. With just three days to fully furnish and decorate the property before the camera crew arrived, she coordinated donated furnishings and curated the remaining décor to create a beautiful, welcoming space for the family. Witnessing the family see their new home for the first time was one of the most emotional and rewarding moments of her career. For her leadership and service, Kay was honored as the local Good Neighbor Award recipient and subsequently received the Georgia Good Neighbor Award at the state level.

Kay’s heart for service extends to supporting wounded veterans and their families. She has volunteered with The Yellow Ribbon Fund, teaching caregivers of wounded veterans how to prepare comforting, home-cooked meals—her homemade chicken pot pie becoming a favorite among the families she served. During special holiday events, Kay also participated in Christmas cooking demonstrations alongside her brother, Dean Sams of the award-winning band Lonestar, sharing his beloved Christmas morning French toast recipe. On one memorable occasion, singer-songwriter Lauren Mascitti joined them as they gathered around a firepit singing classic and contemporary Christmas songs—creating meaningful moments of joy and connection for the families in attendance.

Outside of real estate, Kay enjoys spending time with her family and friends, along with her two fur babies, Ellie Mae and Lillie Rose.
